About the Role
We’re seeking a knowledgeable and proactive Property Manager to take full responsibility for property and block management, with a strong focus on compliance. This is a varied and fast-paced position that involves hands-on operations and close collaboration with multiple departments.
Your Main Responsibilities Will Include:
Ensuring ongoing compliance with health and safety regulations
Overseeing the S8/S21 legal processes for rent arrears and tenant evictions
Attending court proceedings where required
Conducting detailed property inspections on a weekly basis
Confirming all required HMO licenses are up to date in line with local authority rules
Managing insurance claims related to properties
Addressing tenant complaints and resolving issues efficiently
Building and maintaining positive relationships with contractors, sourcing cost-effective quotes, and coordinating works
Regularly checking and reviewing supplier invoices, including utilities and council tax
Supporting construction managers before and during development projects
Handling project handovers and ensuring all building documents are archived appropriately
Organising timely renewals for EPCs, gas and electrical safety certifications
Overseeing all tasks at the end of tenancy, including calculating deductions and releasing deposits
Managing the return of deposits post-eviction when applicable
Assisting asset management on project-related activities as needed
Keeping landlord meter readings current and liaising with energy providers
Working closely with the finance team to track costs and reduce arrears
Contributing to utility and maintenance budgeting
Facilitating property access for contractors or stakeholders as needed
What We’re Looking For
We’re interested in hearing from candidates with a minimum of 3 years’ property management experience.
ARLA or NFoPP qualification is an advantage
Strong communication and relationship-building abilities
Calm, confident, and able to take initiative when making decisions
A proactive team player with a solutions-focused approach
Skilled in managing multiple tasks and meeting deadlines with ease
Positive and enthusiastic even with routine responsibilities
Able to work both independently and collaboratively
