A dynamic and well-established property business based in West Hampstead is looking for an experienced Office Manager to support their day-to-day operations. This is a key role within a small, busy team where you’ll be responsible for ensuring the smooth running of the office while also playing an integral part in property management and administrative coordination.

Overview:

Job Title: Office Manager
Salary: £40,000 – £45,000 depending on experience
Location: West Hampstead, NW6 (Fully Office-Based)

This role is fully office-based and ideal for someone with a background in property who thrives in a fast-paced environment.

Key Responsibilities of the Office Manager:

Property & Tenant Management
Liaise with agents, tenants, and contractors.
Reletting and authorising contractor works.
Arrange maintenance and repairs as needed.
Manage utility setups (gas, electricity, water) and meter installations.
Handle council tax and utility billing queries, including date/usage disputes.
Raise and manage recharges for freehold property costs.

Administrative Duties:

Generate and post letters and documentation.
Register properties for council tax and utilities.
Order stationery, paper, and envelopes.
Organise couriers and send out vouchers.
Manage deliveries and maintain supplies.
Greet clients and visitors, and prepare the meeting room as needed.
Take and transfer phone calls professionally and efficiently.

Support to Directors:

Provide ad hoc assistance to Directors and Finance Director.
Update internal systems with data from third parties.
Liaise with external team members to ensure seamless communication.

Key Requirements:

Previous experience in a property role is essential.
Strong organisational and multitasking abilities.
Excellent written and verbal communication skills.
Confident dealing with contractors, agents, and tenants.
Comfortable taking initiative and managing competing priorities.
Tech-savvy and proficient in using internal systems and Microsoft Office.
