We’re looking for a driven and detail-oriented Property Manager to join a dynamic Edinburgh-based lettings team. You’ll be the go-to expert for tenants and landlords, managing a diverse portfolio and ensuring every client receives a first-class experience.

Salary- £33,000+ bonus

Location- Edinburgh

Working pattern- Monday- Friday with 2 days hybrid working upon completion of probation

What You’ll Be Doing

Portfolio Performance

Maximise asset value and client retention
Minimise void periods and arrears
Negotiate rent increases and promote property improvements
Ensure full compliance with lettings regulations

Tenancy Management

Oversee the full tenancy lifecycle
Coordinate maintenance and contractor work
Handle checkouts, deposit releases, and tenant transitions

Client Care

Build strong relationships with new and existing clients
Deliver proactive, solutions-focused service
Maintain confidentiality and integrity in all interactions

Administration

Conduct due diligence and AML checks
Produce detailed inspection reports
Manage utility notifications and void period costs
About You

Preferred-

ARLA (or equivalent) qualification
Minimum 2 years’ experience in property management
Full UK driving licence
Strong knowledge of the Edinburgh lettings market
Confident with MS Word, Excel, and Outlook
Excellent communication and relationship-building skills
