We are seeking an accomplished and highly organised Senior Property Manager or Head of Property Management to join a respected, independent estate agency in Sutton.

This is an exciting opportunity for an experienced, ARLA-qualified individual to manage a portfolio while leading and mentoring a small property management team. You’ll play a key role in maintaining high standards, ensuring compliance, and delivering excellent service to landlords and tenants.

What You’ll Be Doing (Key Responsibilities):

Overseeing daily property management operations
Mentoring and supporting junior team members
Ensuring compliance with current lettings legislation and industry best practice
Handling complex tenancy issues and landlord disputes
Liaising with landlords, tenants, and contractors
Enhancing internal processes and driving team performance
Supporting directors with departmental reports and KPIs
Maintaining high levels of customer satisfaction

What We’re Looking For (Skills & Experience):

Proven experience in residential property management
ARLA-qualified (Level 3 or above) – essential or strong advantage
Strong leadership and mentoring capabilities
Calm and solutions-focused under pressure
Excellent communication and organisational skills
Up-to-date knowledge of lettings legislation and compliance
Professional approach with high standards of customer care
Full UK driving licence and own vehicle
