The Role:

We are seeking a highly motivated, enthusiastic, and results-driven Lettings Negotiator to join our dynamic team. This is an exciting opportunity for an individual with a passion for property and excellent interpersonal skills to play a key role in connecting tenants with their ideal homes and assisting landlords in securing the right occupants for their properties.

Key Responsibilities:

Generating Leads and New Business:
Actively seek out new properties to let, conduct market appraisals, and secure new instructions.
Proactively identify and cultivate relationships with prospective landlords.
Conduct effective canvassing and marketing activities to generate new leads.
Tenant Sourcing and Matching:
Register new tenant applicants, accurately capturing their requirements and preferences.
Proactively match suitable properties to applicant needs.
Conduct professional and engaging property viewings.
Negotiation and Offer Management:
Negotiate terms between landlords and prospective tenants, working to achieve successful agreements.
Present offers and secure agreed tenancies.
Prepare and process all necessary paperwork relating to new tenancies.
Client Relationship Management:
Build and maintain strong, positive relationships with both landlords and tenants.
Provide exceptional customer service throughout the lettings process and beyond.
Keep clients regularly updated on viewing feedback and market conditions.
Administration and Compliance:
Ensure all necessary referencing checks are completed thoroughly and accurately.
Assist with the preparation of tenancy agreements and other related documentation.
Ensure strict adherence to all relevant lettings legislation (e.g., Tenant Fees Act, Right to Rent checks, Housing Act, Data Protection) and company policies.
Maintain accurate and up-to-date records on the company’s CRM system.
Marketing and Promotion:
Assist in preparing property details, including writing compelling descriptions and ensuring high-quality photographs.
Promote properties effectively across various online portals and marketing channels.
Targets and Performance:
Work towards and achieve individual and team targets for new instructions, lets agreed, and revenue generation.
Actively contribute to the overall success of the lettings department.

Skills and Experience:

Previous experience as a Lettings Negotiator in a fast-paced environment is highly desirable.
Proven track record of achieving targets and securing new business.
Excellent communication and interpersonal skills, with the ability to build rapport quickly.
Strong sales and negotiation abilities.
Highly organised, detail-oriented, and capable of managing multiple priorities.
Proactive, self-motivated, and target-driven.
Knowledge of current lettings legislation is an advantage.
Proficiency in Microsoft Office Suite and CRM software.
Full UK driving licence and own car are essential.
A passion for the property market and a desire to deliver outstanding customer service.
